London to get biggest ever mall

A £1.6 billion proposal by Westfield for a 300 store mall in London’s Shepherd’s Bush could rival the city’s famous Oxford Street. Including some 40 restaurants, 14 screen cinema, the 150,000 sq metre glass covered complex will feature flagship stores including Marks and Spencer, Debenhams, Waitrose, Next and 265 smaller shops. The project will include a £170 million transport upgrade including the redevelopment of Shepherds Bush underground, a new station on the Hammersmith & City line and new overground station on the West London mainline. US architects Gabellini Sheppard Associates have been commissioned to design Westfield Village (illustrated) within the complex. The Westfield project is being managed in-house and is projected to open in 2008.

The year under review has been a difficult one, not just for the Dublin
Airport Authority (DAA) but for the entire Irish economy.
Economic output declined significantly during 2009, as the full impact
of the recession took hold. The fall o in consumer spending was marked,
as unemployment levels increased significantly and those still in employment
decided to save rather than spend.
While the European and US economies struggled to emerge from
recession, the slowdown in the domestic economy was mirrored by the
downturn in the UK, which is our nearest trading partner and a key provider
of air traffic into and out of the Republic of Ireland. Passenger traffic at our
three Irish airports at Dublin, Cork and Shannon declined by 13% to 26.1
million last year, reflecting the slowdown in air travel due to the economic
downturn. The traffic performance reflected the fact that the Irish
economy was among the hardest hit by the recession. Overall passenger
trac at European airports for 2009 decreased by 6%compared with 2008,
with only one of the top 20 airports recording growth.
Despite the fall in passenger traffic, our Irish airports continue to play a
pivotal role in the Irish economy. Last year, our three airports handled
96% of all international air traffic to the Republic of Ireland and 75% of all
air traffic to the island of Ireland.
It is understandable that in the midst of a major downturn, an
important and natural focus is on current challenges. The DAA has taken
considerable steps to address its cost base and has agreed and already
begun to execute a Cost Recovery Programme (CRP) with its employees,
which will generate annual payroll savings and efficiencies of €38 million.
The plan includes pay reductions for all sta earning the annual equivalent
of more than €30,000, a voluntary severance scheme which will see
about 300 employees leaving the company and changes in work practices.
Gaining agreement on this programme represents a major achievement for
the company and its entire workforce. In addition, the CRP will see further
reductions in operating costs.
However, for an airport operator with a strategic vision, it is essential
to recognise that the current recession, which has had a significant impact
on passenger numbers, will end. The long-term pattern for air traffic
shows that in the wake of every economic or geopolitical shock, there is a
subsequent return to significant growth.
As providers and operators of key elements of national infrastructure,
the Board and management of the DAA should have a sagacious view of
the long-term requirements of the business and how best to meet the needs
of the Group’s multiple customers and stakeholders.
As an open, export-led economy, with no land link to continental Europe,
Ireland relies heavily on its aviation infrastructure to support the
requirements of the business and tourism sectors. The traffic that passes
through our airports supports more than 100,000 jobs and we provide vital
hubs for the financial well-being of the entire economy.

  • Up to 900 jobs could be created at Dublin Airport with the planned €130m development of a four star hotel and multi-storey car park linked directly to the airport’s new passenger terminal T2.About 550 jobs will be created during the construction phase of the project and when opened, the new hotel is expected to employ about 350 staff.

  • Plans for the new hotel, which will have up to 470 bedrooms, and the linked multi-storey car park with up to 2,900 spaces, have been submitted by the Dublin Airport Authority (DAA) to An Bord Pleanála in recent weeks. The project will be developed in conjunction with Northern Ireland property developer and design and build contractor McAleer & Rushe.

  • The DAA will own the car park while the hotel, which will operate under InterContinental Hotel’s Crowne Plaza brand, will be owned by Irish hotel operator Tifco. Funding for the project will come from the DAA and its joint venture partners.

  • Subject to planning, the new 11-storey Crowne Plaza hotel will have a floor area of 28,000 sq metres. In addition to up to 470 bedrooms, it will contain associated business facilities, bars, restaurant, meeting rooms and a state-of-the-art fitness centre.

  • The spaces in the new multi-storey car park will be divided between short-term public parking, car hire, hotel customers and service vehicles. The new hotel and car park will open in 2010, with the first 750 spaces of the car park operational by April of that year to coincide with the opening of Terminal 2.

  • The hotel and multi-storey car park will connect directly with T2 and will be located close to the existing passenger terminal. The hotel will also be situated beside the proposed Metro station at Dublin Airport.

  • “This development will greatly enhance customer choice and convenience for airport users,” said DAA Commercial Director Jack MacGowan. “A terminal-linked hotel with meeting rooms will be particularly beneficial for business travellers,” Mr MacGowan added.

  • As is now required under planning legislation, the DAA has recently written to An Bord Pleanála to ascertain whether the planned project should be considered as Strategic Infrastructure under the 2006 Act. Depending on that decision, planning permission for the development will be sought from either An Bord Pleanála or from Fingal County Council, which is the local planning authority.

  • Co Tyrone based McAleer & Rushe is one of Northern Ireland’s largest commercial property companies and contractors. Over the past decade it has built 40 hotels with a total of 6,500 bedrooms.

  • Tifco is an Irish company that owns and manages Clontarf Castle Hotel, and the Crowne Plaza and Express By Holiday Inn brands in Ireland. It owns four hotels in Ireland and one in Germany and has two further properties under construction.

  • Crowne Plaza has almost 300 hotels worldwide and has properties in 51 countries. It operates its brands in Ireland through Tifco. Crowne Plaza has hotels in Dublin and Dundalk with a third due to open in Blanchardstown this summer.

The company, which is 41% owned by the taxpayer, reported pre-tax profits of £2.2bn following a £6.3bn loss in 2009.
The results are better than banking analysts had expected - but the share price nonetheless fell by around 2% in early trading.
Sky News' City editor Mark Kleinman said the bank has already paid back £60bn to the Treasury.
However, it still owes the Government £97bn.
The bank's bad debt losses fell in 2010 to £13bn, from £23bn the previous year.
But it also experienced an increase in international impairment charges driven by the impact of the Irish debt crisis.
Losses in the wealth and international division increased to £5.2bn before tax, compared to £3.3bn in 2009. This was due to the £4.3bn impairment charge in Ireland.
The bank inherited most of the disastrous losses on Irish property from HBoS, which it acquired at the height of the financial crisis in 2008.
Lloyds also said loans to customers fell 2% to £363.7bn.
The retail - or high street - division performed well in 2010, opening 1.9 million current accounts in 2010, as well as five million new savings accounts.
The company has already revealed its bonus plans, with outgoing chief executive Eric Daniels being awarded £1.45m for 2010
Mr Daniels told Sky News this has been deferred for now and that no decision will be made until 2013.
He added that the taxpayer has already seen a return on the money that went into Lloyds, and will see it is a good investment.

Lloyds' annual results come a day after Royal Bank of Scotland announced a £1.1bn loss in 2010 following a £3.6bn shortfall the year before.
